C.H.I. Overhead Doors in Arizona
C.H.I. Overhead Doors has been our primary residential stocked line since On Track’s founding in 1987. Built from Nucor sustainable steel, CHI offers 10 residential collections covering traditional raised panel through contemporary full-view aluminum — with R-values up to 18.03 and a limited lifetime warranty on their doors.
CHI’s R-Value Range for Arizona
Choosing the right insulation level is critical in Arizona’s extreme heat. Here’s how CHI’s collections stack up:
Non-insulated (R-0): Single-layer steel for detached garages where thermal performance isn’t a priority.
Polystyrene insulated (R-10 to R-12): Mid-range option. Suitable for garages not directly adjacent to living space.
Polyurethane insulated (R-15 to R-18.03): The right choice for Mesa attached garages. Polyurethane bonds directly to both steel skins — no gaps, no settling over time. CHI’s Overlay Carriage House reaches R-18.03 with polyurethane, their highest residential insulation value.
For Mesa homeowners with attached garages — particularly those with bedrooms or offices adjacent to the garage — we recommend polyurethane-insulated models as standard.
Nucor Sustainable Steel
CHI constructs their doors from Nucor steel — a US manufacturer producing net-zero carbon steel through electric arc furnace technology. For homeowners pursuing LEED certification or sustainability goals, CHI’s Nucor steel construction is verifiable and documented. This isn’t a marketing claim — Nucor’s net-zero steel production is third-party verified.
CHI’s 10 Residential Collections
CHI organizes their residential line into four style categories:
Timeless: Raised Panel, Stamped Carriage House, Stamped Shaker — traditional designs in multiple steel gauges and insulation levels.
Contemporary: Skyline Flush, Planks, Sterling — clean modern lines. Sterling offers the broadest color selection in the lineup (35 colors) in 24-gauge steel with R-15.07 polyurethane insulation.
Carriage: Shoreline, Overlay Carriage House — carriage styling in steel. The Overlay Carriage House is CHI’s premium carriage option with R-18.03 and composite wood overlay panels.
Full-View: Aluminum and glass construction for contemporary architecture with maximum natural light.
Warranty Details
CHI backs their residential doors with:
- Limited lifetime warranty on the door
- 3-year warranty on overlays and springs
- 6-year warranty on hardware
These are manufacturer warranties. On Track adds our own installation labor warranty on every CHI job we complete — contact us for details.
CHI Installations in Mesa and the East Valley
We’ve installed CHI doors across Mesa, Gilbert, Chandler, Scottsdale, Tempe, Queen Creek and the surrounding East Valley since 1987. The Raised Panel and Stamped Carriage House are the most common replacement choices for Mesa homeowners upgrading from builder-grade doors. The Overlay Carriage House is increasingly requested in newer Gilbert and Chandler communities where HOAs favor wood-look aesthetics.
If you’re comparing CHI against Clopay, Amarr or another brand, call us — we carry samples and can show you physical doors side by side.
